Why Do Inventories Matter?
A comprehensive inventory provides evidence of the property's condition at the start of a tenancy. Without it, you'll struggle to make deductions from the deposit at the end of the tenancy - deposit schemes consistently rule against landlords who lack proper documentation.
What to Include
Each room:
- Decorative condition (walls, ceilings, paintwork)
- Flooring condition and type
- Fixtures and fittings
- Windows, doors, light fittings, sockets
Contents (if furnished):
- Every item of furniture with description
- Condition notes and any existing damage
- Make and model of appliances
External areas:
- Garden condition, fencing, outbuildings
- Parking areas, bins provided
Meter readings: Gas, electricity, and water meter readings with photographs
Photographic Evidence
Photographs are essential:
- Date-stamped images of every room (multiple angles)
- Close-ups of any existing damage
- Images of meters showing readings
- Photographs of all keys provided
- Condition of appliances (inside and out)
Why This Matters More Under the RRA
From 1 May 2026, with all tenancies becoming periodic, tenants can leave with just 2 months' notice at any time. This may lead to more frequent tenancy turnovers, more check-outs and potential disputes, and greater importance of robust evidence.
