Mandatory registration from 2026
What is the National Landlord Database?
The National Landlord Database is a new mandatory registration system introduced by the Renters' Rights Act 2025. All private landlords in England must register themselves and their properties on this central database.
From 2026 (Renters' Rights Act 2025)
When the database launches (expected 2026), all private landlords must:
Register themselves:
- Provide identity details
- Confirm membership of the PRS Ombudsman scheme
- Declare any previous enforcement penalties
Register every property:
- Property address and details
- Upload valid Gas Safety Certificate
- Upload valid EICR
- Upload valid EPC
Consequences of not registering:
- You will not be able to market or let properties
- You will be restricted from using Section 8 possession grounds
- Your enforcement history will be visible to tenants
Penalties for Non-Compliance
- Civil penalties up to £7,000 for initial failure to register
- Civil penalties up to £40,000 for serious or repeated breaches
- Restrictions on serving possession notices
- Publication of non-compliance on public register
