Why Should You Inspect?
Regular inspections help you:
- Identify maintenance issues before they become major problems
- Check tenants are caring for the property
- Spot potential hazards (damp, mould) early
- Identify unauthorised occupants, pets, or alterations
- Build relationship with tenants
- Evidence compliance with your landlord obligations
Legal Requirements
You must give tenants at least 24 hours' notice before visiting. You can only enter:
- With the tenant's permission
- At reasonable times
- For legitimate purposes (inspections, repairs, viewings)
You cannot enter without permission except in genuine emergencies.
Inspection Frequency
Recommended inspection schedule:
- First inspection: 6-8 weeks after move-in
- Routine inspections: Every 3-6 months thereafter
More frequent inspections may be appropriate for new tenants, HMO properties, properties with previous issues, or older properties prone to problems.
What to Check
Maintenance issues: Damp, mould, condensation, leaks, heating, ventilation
Tenant care: General cleanliness, garden maintenance, waste disposal
Safety: Smoke and CO alarms working, fire escape routes clear, no overloaded sockets
Compliance: Number of occupants, any unauthorised pets or alterations
Why This Matters More Under the RRA
From 1 May 2026, Awaab's Law extension means private landlords will need to respond to hazard reports within fixed timescales. Regular inspections help you identify issues proactively before they become emergencies. The Decent Homes Standard also requires properties to meet minimum standards - inspections evidence ongoing compliance.
