What to Check

Identity verification:

  • Proof of identity (passport, driving licence)
  • Proof of current address
  • Right to Rent documentation

Financial checks:

  • Credit check showing payment history, CCJs, IVAs, bankruptcies
  • Income verification (payslips, employer reference, tax returns)
  • Affordability assessment (typically income should be 2.5x annual rent)

Previous landlord reference:

  • Confirmation of tenancy dates
  • Rent payment history
  • Property condition at departure
  • Whether they would rent to them again

Changes from 1 May 2026

The Renters' Rights Act 2025 introduces important changes:

  • Benefits discrimination banned: You cannot refuse to let to someone because they receive benefits. Affordability assessments must consider total income including benefits.
  • Family discrimination banned: You cannot refuse to let to someone because they have children.
  • Rental bidding banned: You cannot invite tenants to offer more than the advertised rent.
  • Advance rent capped: Maximum one month's rent in advance - you may need to use guarantors instead.
